Building Condition Assessment Survey

To access the Defective Concrete Block - Enhanced Redress Scheme the homeowner engages a Competent Building Professional (Engineer) to complete a Building Condition Assessment (BCA) on the dwelling, incorporating a non-invasive visual survey to determine if the damage is consistent with the use of defective concrete blocks and meets the damage threshold as set out in the regulations.

On completion of the survey, we present the home owner with a copy of the BCA survey document together with the other documentation required to make a successful application.

Concrete Coring

Concrete Coring for Conveyancing

The process for testing for deleterious materials in line with IS 465 involves several steps. This standard, published by the National Standards Authority of Ireland (NSAI), provides a protocol for assessing, testing, and categorising damaged buildings that incorporate concrete blocks containing certain deleterious materials, such as excessive free muscovite mica and pyrite.

Initial Visual Inspection
An engineer conducts a visual inspection to categorise the building based on visible damage.
​Sampling
Samples of concrete blocks are taken from both inside and outside the building.​
Simplified Petrography
This test examines the composition of the concrete block to identify the minerals present.​
Further Testing and Chemical Analysis
Depending on the levels of deleterious materials found, additional tests and chemical analyses may be conducted.​
Risk Assessment
The geologist assesses the risk of further deterioration based on the test results.​
Final Report
The engineer compiles the findings into a final report.

Building Construction Management

The process begins with determining the project specifications, which inform the architect's brief. A Remedial Works Plan is completed which includes a survey of site services, AF1 form preparation and submission to the HSA, preliminary inspection and construction plan preparation, along with tender documents and detailed drawings of floors and walls. Instructions to tenderers are provided, and the tender process is managed, culminating in a tender report. Once a contractor is appointed, the construction contract is managed, ensuring quality control, financial management, payment stage drawdowns, and final account completions.
